Everything you have said it true. Having a good niche email list is the key to selling books. That and spending at least one hour everyday marketing your books. I have also found LinkedIn to be good way of selling fiction, using posts in niche groups. For example I promote my book Confessions of a Golf Pro in 23 different golf groups with humours excerpts and have never had a complaint.
